What we handle
- Schedule A. Effective date, proposed insureds, policy amounts, vesting and the legal description, checked against the contract, the vesting deed and the lender's instructions.
- Requirements. Payoffs, releases, affidavits, entity and estate documents and anything else your examiner calls for, written up in your office's standard language.
- Exceptions. The exceptions your examiner identified, typed consistently from file to file.
- Revisions. When the contract is amended, the loan amount changes or the lender changes, we update the commitment and flag what changed for you.
- The handoff to closing. Every requirement is copied onto the closing checklist so nothing is still open at the table. Payoff and HOA items flow into payoff, HOA and tax requests.
What stays with you
- Reviewing, signing and issuing the commitment. We are not a title agent or agency and don't issue commitments or policies.
- Underwriting decisions and any exception you choose to remove or insure over.
- Legal advice to buyers, sellers or lenders.
Why this step is worth sending out. Commitment typing is careful, repetitive work that pulls your licensed people away from the parts only they can do. Sending it out keeps the signature and the judgment with you and takes the typing off your desk.
Working in your system
We work in your production software and on your templates wherever possible, so the commitment looks like every other commitment your office issues. We'll confirm the setup for your software before the first file.
