Service ยท Pre-closing

Payoff, HOA and tax requests, ordered and followed up

The requests that hold up closings are the ones nobody had time to chase. We send them out at the start of the file and keep after them until the figures are in the file.

We are not a lender, mortgage broker or loan servicer. We don't issue title insurance or give legal advice. Licensed signatures, notarizing and closings stay with you.

What we handle

  • Mortgage payoffs. Payoff statements from each lender or servicer on the commitment, with the good-through date and per diem noted, and a new request when the date will pass before closing.
  • Second mortgages and lines of credit. Payoffs plus the borrower-signed freeze or close request a line of credit needs, sent to the borrower for signature.
  • HOA and condo requests. Dues, special assessments, transfer and estoppel fees from the association or its management company.
  • Property tax status. Current and delinquent taxes from the county trustee, and from any city that bills its own property tax, with figures ready for proration.
  • Other liens on the commitment. Judgment, tax lien and municipal lien payoffs your examiner requires.
  • A request log. What was asked for, when, from whom and when it expires, kept in the file so anyone in your office can see where things stand.

What stays with you

  • Wires and disbursements. We never hold or move funds and never ask for money to be sent to us.
  • Verifying wiring instructions under your own procedures. If payoff instructions change partway through a file, we flag it to you right away instead of updating the figures quietly.
  • Decisions on disputed figures.

How the numbers reach the settlement statement

Payoffs, HOA figures and tax amounts go straight into settlement statement and CD balancing, so the figures on the statement match the letters in the file.
